Need more info on scrubbing reverse short sale listings...

Can someone please elaborate on how one goes about scrubbing a short sale listing and finding out when the trustee's sale auction is taking place?

To be more specific, once I find listed short sales that are "under contract" in the MLS, how do I find out when that property is scheduled to go to auction...preferably within the next 30 to 60 days.

Is there a proper sequence to do this?

$1,100 * 12 months = $13,200 Gross Anual Rents

$13,200 / 2 = $6,600 NOI

$6,600 NOI / $110,000 purchase price = 6% Capitalization Rate

The real question is,

A) is this even worth me presenting to my investor that wants a cash flow deal

B) can I in good conscience sell this too him and ask for a couple of thousand bucks for the deal?

Where are all my fellow RE Investors AT? I know that all deals that come through are not great deals but we as investors should always remain active!!!! That means in a 7 day period, you should at least check your investor communities once a week. I check at leaset 2 a week but that's me, I hope to hear from my fellow investors a little more. Owner Financing with Land Trusts: foreclosing on buyer?

Warning: highly technical question for a land trust / foreclosure law expert.

I have a few rental properties that still have conventional financing on them. I am planning on deeding them each into their own land trusts, and then owner finance them to a few of my tenants who want to buy them for approx. $20k more than I owe, as well as pay about 2% higher interest rate than my current mortgages. This will work out well since I will no longer be the owner of the property, and not have any of the maintenance/management/tax/insurance expenses, but will pretty much be stepping into the role of the bank.

My question is this; is the process of foreclosing on the buyer any different than if I had owned the property outright and owner financed it without them being in a land trust? The buyer will be the beneficiary of the trust, so I am concerned that this may create extra hurdles when trying to foreclose on the buyer. I expect that one or two of the tenants will end up needing to be foreclosed on in a couple of years, so I am anticipating this as part of the cost of doing business. FYI: the houses are located in Ohio.

I have been asking around my local area and also some of my affiliates for RE attorneys and Title Agents that are aware of the nature of Wholesaling, and RE Investing transactions. For whatever reason, and maybe it's just my lack of skill, but I am having a hard time getting a hold of these people.

Some don't do it, some aren't familiar with the process, some KINDA knows, etc.

I know these are the Michael Jordan and Scottie Pippens of the my power team, I want to already have a good relationship with these people before I even look to getting my first lead.

Any tips or resources you guys recommend on finding these professionals?

Has anyone had any 1st hand experience with buying motivated seller leads? I want to be clear, I'm not talking about "out of town ownwers" of any other leads you may purchase to do a direct mail campaign. I'm talking about the types of leads one could purchase from sites like "zbuyer" or "i buyhouseleads.com" If so, What was the result? Was there any success at all?

I want to see where other serious buy n hold investors stand. Do you manage your own properties, or have a management company do it for you? If you do manage them yourself, what systems do you have in place to avoid getting bothered by your tenants, and/or delegate as much of the work as efficiently as possible so you can keep enjoying the beach(answering service, automated voicemail, handyman, remote showings, etc)?
